Electronic payments can be made through your tenant account. These can be made as one-time payments, or you can set up a recurring payment to be sure your rent is on time every month.
Rent payments are due on the first of the month with a five day grace period. Your rent will be considered late if we do not receive it by the fifth of the month, and you will be assessed a 5% late fee. If you expect you are going to be late for any reason, be sure to contact us and let us know. Without proper communication, we may be forced to file for eviction from the premises.
Please keep your property clean and safe and abide by the specifications of your lease. We conduct property inspections every 180 days to check for damage. If one of our maintenance personnel is at your property, he or she may do a check of the property as well.
Leases are generally signed for a term of one year. Longer or shorter leases can be negotiated on a case-by-case basis. Your lease may automatically renew for a new term if you do not provide notice that you are leaving at least 60 days prior to the end of your lease.
Unless otherwise specified, you will be responsible for all utilities associated with your home. Please be sure to place BGE in your name the day you move into your home, otherwise you may be without power.
Pets may be allowed on a case-by-case basis, but please expect an additional security deposit to be required if you are going to have a pet.
